This two acre, more or less, property is a corner lot at Stevenson Road and Englemeade Road and is improved by a frame ranch dwelling with carport. The property will be sold subject to conditions, restrictions and agreements of record affecting same, if any. The property will be sold “AS IS”.



TERMS OF SALE: A deposit of $25,000.00 will be required from the purchaser at the time and place of sale. The balance of the purchase price to be paid in cash at settlement, which shall occur on or before 45 days from the date of sale, time being of the essence. Otherwise, the deposit herewith required shall be forfeited and the property resold at the risk and cost of the defaulting purchaser, including attorney fees, deficiency in purchase price and all costs of resale. Interest to be paid on the unpaid purchase price at 10% per annum from date of sale to date of settlement. Costs of conveyancing, recording, transfer taxes, documentary stamps, and all other costs incident to settlement shall be borne by the purchaser. Taxes and all other public or governmental charges and/or assessments against the premises, which are or may be payable on an annual basis, are to be adjusted and apportioned as of the date of sale, and are to be assumed and paid thereafter by the purchaser. In the event the Legatees cannot convey title for any reason, purchaser’s sole remedy is return of deposit.
